We have a 1-bedroom that is 135 sq. metres. We want to sell the apartment, but the potential buyers want a 2-bedroom.
We want to prepare and hand out an architectural plan that shows where the 2nd bedroom could be added so that we make the selling process easier. We don’t need full construction drawings—just a credible visualisation for buyers.
Deliverables
1. Existing Floor Plan (as-built)
– Current layout with dimensions
– Structural elements identified (load-bearing walls, columns)
– Fixed points (plumbing risers, electrical panel, windows)
2. Proposed Conversion Plan
– New bedroom location with dimensions
– Minimum bedroom requirements met (typically 9-10 m² minimum, window required for habitation)
– Circulation/access shown
3. Presentation Renders (helpful for sales)
– Simple 3D visualization
– Before/after comparison
Key Questions to Clarify
– Can the new bedroom have a **window**? (Required by Greek building code for habitable rooms—otherwise it’s legally a storage room, not a bedroom)
– Which walls are **load-bearing** vs. partition?
– Will the conversion require a building permit or just an internal renovation notification?
– What’s the estimated construction cost?
Format for Handout
Clean A3 or A4 PDF with:
– Current plan
– Proposed plan
– Brief notes on feasibility
– Indicative cost range
